Какая разница? Как определять правильный вариант?
Что-то не могу врубиться в суть конструкции there+be: это просто ещё один способ задать вопрос о наличии/отсутствии чего-то ИЛИ всё-таки незаменимая вещь...

Зачем здесь вообще придаточное? Будем проще и получим вменяемое:
